At Mountainaire (formally known as Kensington Apartments), the newly-renovated apartments 1/2 block east of the CU Boulder campus redefine student living. After entitling the property to add 100 new bedrooms to the existing 160 existing units, SDS and its affiliate, STUDIO Architecture, redesigned units to include in-unit washer-dryers, hardwood-style flooring, stainless steel appliances and new kitchens and bathrooms. In addition to improving the indoor swimming pool room, we reconfigured other amenity spaces such as academic study lounges, an expanded outdoor patio, leasing office, mail room, fitness area and club room. The project was completed in May 2024.
Brickstone Partners Hires SDS for 4th Value-Add Student Housing Project
SDS, as the owner’s representative, originally assisted Brickstone Partners with due diligence on the acquisition of two apartment properties in Fort Collins that include a combined 288 units. The team is currently working with Brickstone and Bristlecone Construction on the first of three phases of interior and exterior renovation work. Ultimately, Brickstone intends to add 118 bedrooms to the existing communities and make exterior upgrades to existing amenities through the City of Fort Collins’ minor amendment process. The project is anticipated to be complete near the end of 2022. 200 Unit Luxury Apartment Project’s Construction Is Complete!
LakeHaus, the 200 unit, 8-story luxury apartment building overlooking lake Calhoun (Bde Maka Ska) west of downtown Minneapolis, MN was completed in January 2021. Brickstone brings in SDS for next phase of student apartment improvements at the Lodge
Brickstone will be moving forward with another round of apartment remodels at the Lodge. After an incredibly successful first phase of improvements, this next round of work will include the remodel of at least 32 units that were held out of the original project. SDS will assist Brickstone with the entitlement, design and construction of the updates.
SDS Engaged by GBDB for 2250 Pearl St. Mixed-Use Project in Downtown Boulder
In early 2109 STUDIO Development Services was hired by Gerber Berend Design + Build to assist them with the entitlement and redevelopment of the 2250 Pearl Street property in Downtown Boulder. The project will include office and residential uses. SDS will provide design and development consulting services to GBBD as they prepare to transform the property into an exciting new mixed-use community on the east end of Pearl.
Holiday Inn Express Project Receives Site Review Approval in Boulder
After over a year of hard work with the City of Boulder’s planning staff and Lamont Company’s consultants, STUDIO Development Services successfully led the team to Site and Use Review approval for this new three-story, 138 room Holiday Inn Express at 3335 Diagonal Highway!

LakeHaus Apartment Project Starts Construction November 2018!
Brickstone Partner’s eight-story, 200 unit luxury apartment project at 3100 W. Lake Street in Minneapolis has started construction!
STUDIO Development Services assisted Brickstone Partners complete over two years of entitlement, design, permitting and abatement work in late 2018. Following the City’s approval of the footing and foundation permit, our completion of the financing due diligence, and execution of Adolfson & Peterson’s contract, utility work has started and the project is currently scheduled to be complete in Q2 2020.
Mpls Luxury Apartments Approved at Planning Commission
STUDIO Development Services' founder and principal, Jeff Dawson, presented the 3100 W Lake Street project at the City of Minneapolis' planning commission hearing on Monday evening where commissioners approved the proposal 5-1. SDS is 3100 MSP LLC's owner representative and has been assisting Dan Otis with the redevelopment project since early in 2015. The 8-story project includes 200 units, two levels of below-grade parking and a roof deck with pool and clubhouse amenities.
This entitlement milestone, pending an appeal to city council, culminates nearly 2 years of work and dozens of meetings with the neighborhood and city. The approval finally clears the way for the project to start construction in early or mid-2018.

Lamont Properties Hires SDS for Boulder Hotel Project
A new 100+ room hotel project is being planned in NE Boulder and STUDIO Development Services was hired by Lamont to provide entitlement and design guidance during the the City of Boulder's site review process.
1138 Grandview Student Housing Project Awarded to SDS
The existing student housing project at the corner of 11th and Grandview on the Hill in Boulder will be transformed into a 21 unit premier apartment property just a block from the University of Colorado. STUDIO Development Services, owner's representative, is working with Trestle Strategy Group, the team's entitlement expert, and STUDIO Architecture to complete the design and construction. The property includes two 100 year old homes and a 1970's apartment building that will be completely reconfigured and remodeled into a unique luxury student housing asset. Construction is anticipated to start in 2019.
