STUDIO Development Services was Brickstone's owner’s representative for this 8-story, 200 unit luxury apartment building west of Minneapolis. SDS managed the entitlement process; the design and engineering team; and AP Midwest, the general contractor, from due diligence through the construction and occupancy of this post-tensioned concrete residential building. The project includes an amenity deck on the 8th floor with a roof-top pool and hot tub, BBQ stations and seating areas with extensive AV support. The building also includes two levels of below grade parking. The project’s construction was completed in late 2020.

A Better Boulder Hotel 

 

STUDIO Development Services is Lamont Company's Owner's Representative and entitlement consultant for this 3-story, 138 room business hotel on the east side of Boulder. SDS led the design and engineering team through the design of the building and the City of Boulder's site review processes in 2018. The new hotel will be built over a below-grade parking structure and includes an expansive landscaped courtyard, meeting rooms and an interior pool and spa.

 

 

Luxury Apartments Off Pearl

 

Our team was responsible for the entitlement of this 26 unit luxury apartment project with below grade parking in Downtown Boulder. This was one of the only projects in Boulder to receive approval for two different uses through Site Review--mixed-use and 100% residential. STUDIO Architecture completed the highly acclaimed design for Element Properties in 2015. 17Wanut set the highest ever sales price-per-square-foot in Colorado in April 2017.

Luxury Living in Downtown Boulder

 

The STUDIO Development Services team was responsible for the project's entitlement, design team direction and construction management for the project's developer, Morgan Creek Ventures. This 34 unit luxury condominium building on the east side of the mall was built over a parking structure, incorporated an existing structure into the building, and was built around a spectacular interior courtyard. A truly one of a kind project.

 

 

Award Winning, Age Restricted, Affordable Senior Housing

 

STUDIO Development Service's team was hired as Boulder Housing Partner's owner representative to work with their in-house project manager to complete this 59 unit senior apartment project. STUDIO was responsible for the entitlement process, RFP writing and contract negotiations with the A&E team, design process management, CMGC contract procurement and negotiation, cost estimating, pro-forma and budget analysis, neighborhood outreach/meeting coordination and construction management services for this Low Income Housing Tax Credit (LIHTC) financed project. High Mar was the winner of the 2014 Senior Housing News Architecture and Design Award.

 

Attainable Housing in Five Points

 

STUDIO Development Services was engaged by RTD to help them identify the redevelopment potential of one of their under-utilized parking lots along the light rail line north of Downtown. This transit oriented development (TOD) feasibility analysis allowed the RTD board to sell the property to the City of Denver who ultimately moved forward with an affordable housing project on the site.

Student Apartment Remodel with Boulder Style

 

STUDIO Development Services' team was the owner representative for this 220 unit student apartment renovation that added 90 new bedrooms in two construction phases that will reposition the property to be one of Boulder's largest, premier housing options on the east side of campus. Our firm led the site review process and managed the design team and general contractor through construction.

STUDIO Architecture, SDS's affiliate, was responsible for the design of the remodel.

Luxury Student Housing

 

Brickstone Partners engaged STUDIO Development Services' team to complete the extensive renovation of this 92 unit apartment building. Our firm managed the design team and general contractor from start to finish while handling all permitting and owner FF&E to deliver this exceptionally repositioned asset to the owner and property manager on time and under budget.

 

 

An Affordable Housing Joint Venture

 

As the owner representative for Boulder's Central Area General Improvement District (CAGID), STUDIO's team is assisting with the transformation of an existing surface parking lot into an affordable housing project with below grade parking. The joint venture entity consisting of Trinity Lutheran Church, Element Properties and CAGID will begin construction in May 2016. Our team is representing CAGID during both the preconstruction and construction phases and is responsible for the review of budgets, construction costs, schedule and contract negotiations with the other joint venture partners.

 

 

Flatirons Habitat for Humanity

 

STUDIO Development Services is working with FHFH as their Owner Representative on multiple projects in Boulder and Broomfield Counties. SDS will help them deliver dozens of new affordable homes to local low-income families in 2017-2019. Current locations include the 19 home 22nd Violet site, the 12 home Discovery Church site and the 9 home Palo Park property.
